CBI Files 20th Chargesheet Against Builder Company, Promoters/Directors and Officials of Financial Institutions in Homebuyers’ Fraud Case

The Central Bureau of Investigation (CBI) has filed a chargesheet against real estate company Ajnara India Limited, its promoters and directors, and 15 officials linked to ICICI Bank, HDFC Bank, PNB Housing Finance and Sammaan Capital in an alleged homebuyers’ cheating case.

The case is related to the housing project “Ajnara Ambrosia” in Sector 118, Noida, Uttar Pradesh. The chargesheets were filed before the Special Judge (CBI) at Rouse Avenue District Courts in New Delhi.

According to the CBI investigation, the builder and its promoters and directors allegedly made false promises and gave misleading information to homebuyers and investors. They allegedly collected money from them through fraudulent and illegal means.

The agency said its investigation found substantial evidence of alleged criminal conspiracy, cheating and criminal breach of trust. The charges have been filed under relevant sections of the Indian Penal Code and the Prevention of Corruption Act, 1988.

The CBI said it is also investigating 34 other cases registered following directions from the Supreme Court. These cases involve allegations of cheating of homebuyers and diversion of funds by various real estate companies, along with alleged involvement of officials of financial institutions.

Earlier, the CBI had filed 19 chargesheets against several real estate companies, including Rudra Buildwell, Jaypee Infratech, AVJ Developers, CHD Developers, Logix City Developers, Shubhkamna Buildtech, Ninex Developers and Earthcon Universal Infratech, among others. Chargesheets were also filed against officials of certain banks and financial institutions.

The CBI said it remains committed to taking action in cases involving economic offences, corruption and financial fraud, particularly those that affect ordinary citizens and homebuyers.
